Metro Strata moved to Unit 6/46 Restwell St, Bankstown in May 2026, from Lakemba. That matters more than it sounds. A committee meeting at 7pm on a weeknight, a site inspection after a storm, an AGM that needs someone in the room rather than on a screen: all of it is a short drive rather than a cross-city trip.
It also means we read the same council notices, the same development applications and the same road closures you do, because they affect our office too.
Bankstown is about to change substantially
Bankstown is one of eight Tier 1 Transport Oriented Development Accelerated Precincts in NSW. The precinct masterplan was finalised in November 2024 with capacity for roughly 12,500 new homes, building heights up to 25 storeys near the station, and a mandatory affordable housing component.
Three other things are happening at once:
- The new Bankstown Hospital, together with a TAFE and Western Sydney University tower, is forming a health and education precinct at the CBD.
- The new Bankstown transport interchange opened on 22 March 2026.
- The Sydney Metro Southwest is not open yet. It is targeting a second-half-2026 opening. Anyone telling you it is already running is wrong, and you should be careful about what else they have told you.

What that means for your owners corporation
Construction next door
Dust, vibration, crane oversail and access disputes stop being hypothetical. Someone has to log the damage, deal with the builder and protect the scheme's position before it becomes a claim.
Rising land value, ageing buildings
Older walk-ups near the station become worth more as sites than as buildings. That changes what a committee should be asking about its capital works fund, and whether a collective sale conversation is coming.
New schemes, new committees
Newly registered schemes get an initial maintenance schedule from the developer and a first AGM within two months of the initial period. Getting those first decisions right is much cheaper than fixing them later.
The Bankstown strata stock
Bankstown is more mixed than people assume. At the 2021 Census it had 10,980 occupied private dwellings:
- 58.5%Flats or apartments
- 30.0%Separate houses
- 10.1%Semi-detached or townhouses
That is a lower apartment share than Campsie, Lakemba or Canterbury. Bankstown's strata story is less about how dense it already is and more about what is being approved now. In practice we manage a spread here: 1970s and 80s red-brick walk-ups, townhouse and villa schemes off the main roads, and newer mid-rise around the centre.
