When you buy into a strata building, you’re not just purchasing an apartment—you’re buying a lot. Think of your lot as your own private section of a larger strata plan. This usually includes your apartment or commercial suite, and in many cases, parking spaces or an outdoor area.
Lots vs Common Property
Everything outside of your lot is considered Common property. This includes external walls, hallways, courtyards, gardens, and driveways. These are shared spaces that all residents have equal access to.
When it comes to strata services, they typically apply to Common property—not individual lots. For example, cleaners who service hallways or courtyards, or contractors who repair lifts and external walls, are appointed by the Owners Corporation through the strata manager.
Who is Responsible for What?
- Lot owners are responsible for the upkeep and maintenance of everything within their own lot.
- The Owners Corporation is responsible for the building’s Common property and overall management of the scheme.
In new buildings, strata managers may assist individual lot owners with warranty claims for appliances or defects, but by and large, owners look after their own property.
The Role of the Owners Corporation
When you purchase a lot, you automatically become a member of the Owners Corporation (also known as the Body Corporate). This body makes decisions that affect the entire scheme and has five key areas of responsibility:
- Strata Plan Insurance – arranging building insurance for Common property
- Maintenance of the Building and Common Property
- Financing the Strata Plan – through levies
- Maintenance of Strata By-laws
- Record Keeping
While the Owners Corporation covers the building, owners should remember that strata insurance does not cover individual lots. You’ll still need your own home and contents insurance.
